Associa property manages our strata in Coquitlam. We have had a few managers over the past 6 years and they have all done a great job. Bev Brooks is our current Property Manager and is extremely competent and responsive to both the council and owners.

Strata living is new to my family and there are so many confusing things that we needed help with. The Associa staff was most helpful and patient guiding us through on how to setup our pre-authorized payment plan, enter phone, and we even received a nice welcome package with more information on our strata. Our experience with Associa has been very good and we just wanted to say thank you for your professionalism.

“I am pleased to report some feedback on the Associa incorporated services provided to 175 Management Ltd. As there was an indication that this information may be shared with others it may be useful if they knew something about 175 Mgmt. Ltd and the Lee Building, why we choose Associa to be our management company and how that relationship is working.

The Lee Bldg. at 175 E. Broadway in Vancouver is a 7 storey, mixed use. Commercial and residential property built in 1912. This heritage listed building was owned by the Lee Family and for many years was the tallest building in the city outside downtown Vancouver.

In the early 1990s the building was sold and while the building functions much like a strata property it has a non-strata, fractionalized ownership who are tenants in common in a Corporation called 175 Management Ltd.

The Owners Council and building manager actively manage the building maintenance, repairs and any capital projects. Over the years Council had engaged a couple of property management companies but were looking for a new company that was capable and willing to provide some specialized accounting needs, reports and manage communications and data/records storage.

Council issued an RFP to a selected list of companies including Associa to bid on our property management needs. Even in the pre – interview short list selection process our Council was impressed with Associa’s information inquiries that went beyond our work scope outline. What more services might we want in addition to our present needs. This led council to really look at possible future needs including complimenting work currently done by council and/or the building manager and future transitioning of those activities to Associa’s management on an as required basis going forward.

With no prior knowledge of the company Council selected Associa as its partner in the management of the Lee Bldg. because of the scope of services offered, Owner web site, specialized support staff. leadership and expertise. Some Council members were concerned that a large management company may not be as responsive or committed as some smaller so called ‘boutique’ companies claimed to be.

Our experience with Associa is in fact the opposite; we have asked for changes in reports, accounting procedures and Owners statements – all requests were not only considered but responded to with an welcoming attitude of ‘we want to provide the services you the client want’.

Associa although a large company, is using a boxing cliché - like a heavy weight boxer, fast, nimble, with the right stuff to get the job done. Associa has excellent staff and backup personnel to ensure sustainability in handling our account affairs – long term.

Like all Councils we were concerned about the long term relationship with yet another property management company. We now have confidence that Associa is going to be the long term management partner we have been looking for.

Our Council was looking for a property management company that had experience with non- strata , fractionalized ownership properties and would be willing to provide services like owners combined mortgage/maintenance payments, year end statements etc. Associa's bid was short listed by Council and was selected over other companies that knew our building and had submitted bids previously. We choose Associa because they were willing to make changes for us and provide services the other strata only companies either could not or would not provide. The Associa team took over our property management in Sept 2015 and has met Council's work scope service requests on time and on budget. Speaking personally I continue to be impressed with the Associa staff attitude of ' lets see if we can do that for you versus the we can't do that or that will be a problem for us responses from former management companies. Our Council feels Associa is the long term management partner we have been looking for. Phil Russell President - 175 Management Ltd.
